What is a real estate bird dog? A bird dog is a Real Estate 'investing term' that refers to a type of Broker or Agent who spends their time trying to locate properties with substantial investment potential. The term "bird dog" is a reference to hunting dogs that point to the location of birds and retrieve any birds the hunter successfully shoots.So, look out for properties with substantial investment potential & be prepared to secure them as soon as they become available.

2. Wholesaling

Real estate wholesaling is not as easy as it sounds. You can make a lot of money in real estate by wholesaling houses, but it is not easy. Many ‘Gurus’ love to teach wholesaling as an easy way to get rich without any money to start. The whole purpose of Real Estate Wholesaling is finding properties for sale that are being offered for a lower price than they are actually worth so that there is a profit margin for you and the end buyer to benefit from, after the final sale of the property. You don't need good credit since you won't be applying for credit or even need credit at any point in the transaction. You don't need $100k, $20k or even $10k. For a very, very minimal amount of money, you can begin your real estate adventure if you have the right team.

3.   Fixing and Flipping.

Bird Dogging & Wholesaling are suited for beginners who have less experience and maybe even less money to invest but Fixing & Flipping can be a great fit for the more experienced investor.

Flipping houses with no money can be an involved process. Typically, you'll have to find an attractive investment, convince an investor or lender to put down money, and then invest some sweat equity. Flipping houses with no money down involves being creative, thinking outside the conventional loan box, and working closely with other investors. Build your network of investors, Real Estate Agents, and Lenders and buy in a stable or up-and-coming neighborhood and market conditions and leave enough room for everyone to make money when it’s finished being rehabbed. Remember, a good deal is one in which everyone is happy.
